Rent Collection & Financial Reporting

We manage all rent collection, track late payments, and keep detailed financial records — with full owner reporting through your TenantCloud portal.

  • Rent due the 1st, late after the 5th ($10/day, max $80)
  • 5-day notices posted on the 20th for non-payment
  • Owner disbursements after all bills are paid
  • Annual IRS Form 1099 reporting (mailed by Jan 31)

Maintenance & Repairs

Our in-house team handles the majority of general maintenance quickly and affordably. Emergency calls are dispatched immediately — non-emergency work is completed within 1 week.

  • In-house labor at ~$35/hr with $40 minimum service call
  • Painting, drywall, flooring, appliances & general repairs
  • Minor plumbing: faucets, toilets, disposals, P-traps & more
  • Minor electrical: outlets, fixtures, ceiling fans, GFIs & more
  • Major plumbing & major electrical hired out to trusted, licensed contractors
  • Minor repairs only — licensed trades referred for all permitted or major work
  • Unit "turns" between tenants in 5–7 business days
  • Owner approval required for repairs over $400

Property Inspections

We conduct at minimum a full annual inspection of every property. Our in-house maintenance presence means we're seeing your property far more often.

Bill Payment & Account Management

After rent is collected, we pay all outstanding property bills and transfer the remaining balance to you — keeping everything organized and transparent.

Free Consultation

We meet, discuss your properties and goals, and walk you through our management agreement and fee structure with full transparency.

Property Onboarding

We visit your property, conduct an inspection, take photos, set up your owner portal, place a sign and lockbox, and create your listing. One-time $250 setup fee.

Tenant Placement

We market your vacancy, screen applicants, select a qualified tenant, execute the lease, collect the deposit, and handle move-in.

Ongoing Management

Monthly rent collection, maintenance, inspections, bill payment, owner disbursements, and full reporting — all handled for you month after month.
