How much does Southern Housing charge to manage a rental property?

The monthly management fee is 10% of rent collected for an unfurnished property, or 15% for a furnished one. Separate from that monthly fee there is a one-time $250 setup charge per property (plus $75 per additional unit), a tenant placement fee of 30% of the first month's rent when a new tenant is placed, and a $150 annual renewal. What does the monthly management fee cover?

The 10% monthly fee covers rent collection and tracking, bill payment and owner disbursements, maintenance coordination, five-day notices and late fee management, and owner reporting through TenantCloud. Tenant placement and property setup are billed separately because they happen once rather than every month.

Owners pay for repairs to their own property. Materials are billed at cost with no markup, and labor is billed at Southern Housing's published in-house rates with a $40 minimum service call. The owner keeps final approval on any repair over $400.
